Technical Due Diligence of a property consists of the systematic review, analysis, discovery and collection of information about the physical characteristics of a property and land (the property).

During the TDD process, a RICS member, or a RICS regulated firm may establish defects or deficiencies in the property that could have an impact on the asset and the life safety of the occupants in its immediate, short, medium or long term performance.

Defects may include the need for repairs arising from:

  1. Deficiencies in design and construction quality.
  2. Lack of planned and actual maintenance.
  3. Negligence or misuse.
  4. Insufficient capacity in services approaching, at or beyond the end of their useful or economic life.
  5. Harmful materials and non-compliance with legal or mandatory requirements, such as Planning and Building Regulations or Building Codes.
